Our report will classify the material and condition of the floor. If there is a gas hot water heater in the garage, we will confirm that the burners are at least 18 inches above the floor. This is a requirement for all residential garage gas water heaters unless they are specially designed to be resistant to flammable vapors.

We note the presence of an automatic door opener, if it is operable, and test the safety reverse mechanism.

Our thorough evaluation of the covered parking area includes checking the electrical outlets for open ground or reverse polarity, and testing any GFCI plugs. We look for moisture stains and cracks when inspecting the ceilings and fire separation walls.

Finally, when inspecting the garage our technicians evaluate the composition and condition of the overhead doors and will report any missing or damaged weatherstripping. Exterior service doors are also inspected.
