We note the presence of an automatic door opener, if it is operable, and test the safety reverse mechanism.

Our thorough evaluation of the covered parking area includes checking the electrical outlets for open ground or reverse polarity, and testing any GFCI plugs. We look for moisture stains and cracks when inspecting the ceilings and fire separation walls.

Finally, when inspecting the garage our technicians evaluate the composition and condition of the overhead doors and will report any missing or damaged weatherstripping. Exterior service doors are also inspected.

As last week’s blog mentioned, radon is the second leading cause of lung cancer, and is a Class A carcinogen. Do you know people who are afraid to go to the doctor because they fear the possibility of bad news? Similarly, many people in the Lexington Ky area put off having their home checked for radon because they fear if there is a safety issue they won’t know how to handle the problem. Fortunately, the fixes are relatively easy. Here’s what to do if your home tests positive for radon:

Perform a second test. Absolute Home Inspection can provide a thorough inspection and confirm (or deny) the presence of radon.

Once unsafe radon levels have been confirmed, hire a qualified radon mitigation expert to make any adjustments or repairs. Mitigation requires special training and therefore is not a DIY project.

If the levels are borderline, between 2-4 picocuries per liter, radon can be reduced with minor work. Your radon specialist may caulk entry points such as cracks in the basement floor. This may not be a long term solution therefore levels need to be checked regularly to ensure that the sealing compound is still providing a barrier.

The standard fix for radon is the installation of a subslab depressurization (SSD) system. The SSD system vents the gases under your slab out above the roof where they dissipate harmlessly.

Radon is the number one cause of lung cancer among non-smokers and the second leading cause of lung cancer overall. To find out if you are at risk, you must have your home tested for radon – which cannot be detected without an assessment.

Radon is a colorless gas that is odorless and tasteless. It is a radioactive chemical that occurs naturally as part of the decay process of certain elements in the soil. If the shower pan is metal it has a probable life of 10-20 years, depending on the pan quality and the quality of installation. A common mistake with acrylic or fiberglass pans is neglecting to put down a mortar base underneath the pan to provide support. Unsupported pans that are not metal will crack over time. We will perform a visual examination to determine if the shower pan is leaking or has leaked in the past.

Ceramic tile

Traditional bathroom tile installed using mortar is an excellent long-lasting material.
